Freedomsoft is a new real estate business and deal management software that is being launched by Wholesale guru Preston Ely and his partner Pete “the Ninja”.

Given the wide distribution of promotional materials through a large network of affiliates, you have probably already seen and heard about Freedomsoft from different sources.

So, instead of giving you a “review” of features etc. I will give you some thoughts in this blog post to help you figure out if this program is right for you.

Freedomsoft Deal Management

Any wholesaler or real estate investor who is doing multiple deals at any given time, and more than 2 to 3 deals a month could benefit from deal management software to streamline your business.

As a rule, you will need something to keep track of all the details on the deals you juggle, otherwise you end up doing a lot more work and probably losing some deals because you can’t keep up with them.

However, if you are just starting out, and your deal vloume is still pretty low, or you haven’t even really started yet, the money you could spenc on this software would probably be beter used to get your marketing machine going and attract some more deals and buyers.

Just “Getting Ready”?

My point is, many people get all tweaked out about “getting ready” to start real estate investing.

And so many times this is just an excuse for not getting started on the things that you really need to do if you want to build a real estate investing business.

Some of the things you need to do to get started are really simple and you won’t need any kind of deal or lead management system to get them done.

It may be just the bad feeling that you get when you think about picking up that phone and introducing yourself to a rehabber in your area so you can start building a real relationship with a real buyer.

But THAT’s what you NEED to do, and no software or management system will get you any closer to it.

Already a “Big Shot Investor”

On the other hand, if you have already done a fair amount of deals, and are really looking to ramp it up…

Or, if you are just drowning in your files with short sales and wholesale deals all mixed up…

…then Freedomsoft may be a very good answer and solution for you!

“The secret is that there is no secret”?

I don’t think so.

On the webinar that I did last night I found out that many beginning – and even some advanced – real estate investors don’t know the secret (and I’m not talking about “The Secret” here…).

It’s really not that hard, but you need to put some effort into it
for sure – otherwise you will not be successful.

Wholesalers’ Buyer is…

Let’s face it, with the economy doing what it is, and most folks strapped for cash,
credit hard to come by, and private lenders hard to convince with no track record…

You need a way to get started WITHOUT cash, WITHOUT credit, and WITHOUT experience.

I’m pretty sure you’ve heard that “wholesaling” is the ticket in this case.

And yet, so many get hung up on a bunch of stuff that you don’t even need as a wholesaler.

Like fuguring out how to get a hard money loan.

Or how to raise money from private lenders.

Or how to get going with bad credit…

Here’s the deal: None of that stuff MATTERS!

What DOES matter is that you figure out who your buyers are, and what they need and want.

So, I thought about it – for you…

And I came up with this idea.

A big hickup of getting started in wholesaling is the fact that you are misguided to build “buyers lists”.

But what happens when you just do that (without figuring out WHO your buyers are first) is that you build a list of a bunch of wholesalers who are in no different position to actually “buy” anything than you are.

So – at best – you have a chain of wholesalers sending around “flex options”.

And even if they’d ever get an actual deal done (because someon by accident has an actual buyer on the hook), it would translate into a $127.85 split for each wholesaler in the chain.

Now that we know who are NOT your buyers…

So then who are your “real buyers”?

The primary buyer of wholesale deals is a rehabber.

Someone who fixes up properties in order to sell them to a retail buyer as quickly as possible.

Meet Joe Rehabber

Joe is a real person – that’s what you have to think of when you figure out who you serve as a wholesaler.

But wait…

I wonder if this would be something you’d want to know more about?

“How can I go about looking for a property for a buyer that I have on my list without being a licensed agent?” This is a question that I get a lot – and I notice a lot of different answers are given by experts, gurus, real estate agents etc.

First, let’s be very clear. Real Estate is an area of commerce that is far more regulated than many others. Only licensed real estate professionals are allowed to REPRESENT buyers and sellers in a real estate transaction.

In order to get involved in buying and selling real estate as an investor, and working with buyers and sellers to flip properties or assign contracts, you need to become a PRINCIPAL in the real estate transaction.

That means you need to be either the buyer, or the seller in the transaction, or you need to be affiliated with either the buyer or the seller by way of a partnership or joint venture agreement.

Now, I am not a licensed real estate professional, or practicing law or accounting, but from my personal experience I can share with you here.

Several methods of wholesaling are fairly well known and easy to do when you start with the property. You put the property under contract (you are the BUYER in this contract), then you find a buyer to assign the contract to (your buyer steps into your position as the buyer in your first contract), or sell the property immediately after you’ve closed on your purchase.

But how can you do this for an investor buyer who needs a property? I have used a simple joint venture agreement that has specific provisions for ending the JV at the time the property is purchased.

You could also just build your buyers list and then look for properties for YOU to buy that match your buyers’ buying criteria. Then you will still go through the same paperwork and deal structure as when you’re starting with the property.

In this article we are going to look at the steps you need to take after a flood. This is from the experience I have gained running a flood damage restoration company.

So if you do find yourself in a flooded house, here isthe first step you should take immediately.  You should immediately shut off all power to the flooded areas.If the house is entirely flooded, you have to get everything turned off.This stops any possible electrical shocking to happen.

Next you have to try and remove as much of your valuables that are in the water out quickly.  I have seen so much water damage that could have been minimized if people did this step in my water damage San Diego company.The more time you take and leave items in the water the more damage that will happen.

Finally you need to try to remove the water as quickly as possible.This will assist in stopping mold from happening.If you are not quick in getting things dried, you can start to have mold form.  Once that happens it will be difficult to remove.  I know first hand from what we have had to do with our mold removal San Diego company.

If you follow these 3 steps you can minimize a lot of damage.But if you don’t act fast enough it could create more damages in terms of money then you would like.Not just in terms of money, but also to all the valuables and your home.The faster you can do these steps, the better everything will be.Because if you are in a flood, you need to act quickly to save things.Don’t take too long to do something.The damage isn’t going to wait.

We hear about gum disease frequently. Information to educate us is widespread. We don’t think about it until we encounter the symptoms. The fact is it is caused by bacteria that settles in your mouth and attacks the gums.

After bacteria has settled for a while, it spreads to the gum tissues that connect with the teeth, when it attacks, the know term for this is periodontal disease. This is another stage of gum disease if untreated.

Over time the bacteria forms into plaque. It then attaches itself to the teeth and continues thickening. To help fight off this thick texture on your teeth you can take oral hygiene measures. Be sure to not only brush in the mornings, brush every time you complete a meal. It is also a good practice to use dental floss. Plaque can also be controlled by sticking to your twice a year visits to your dentist. During your professional cleanings, the plaque will be scaled off.

A healthy tip, that will help avoid the progressive phases, is to practice good daily oral hygiene. This not only includes brushing and flossing. Annual check ups with a professional, who examines your mouth and performs cleanings is necessary. During cleanings, plaque is scraped away. Without this procedure, plaque turns into a hard substance, fixing itself to the teeth. This is referred to as tarter, and it is really hard to remove.

If you have tarter build up, you need to seek help of a dentist. If you don’t, you will run the risk of further damage. The tissue will begin to deteriorate causing the teeth to get lose and detach.

If you’ve experienced these symptoms, it’s not too late.
